How the Owner and Architect Agreement Works
Initial Information
We start by understanding the existing conditions and project scope
Developing the Owner’s Program - the required spaces, their use, size and relationships
Establishing Project milestones
Connecting project design team
Schematic Design
Your Architect will gather design criteria from governing authorities
Create a schedule for the delivery of the Architect’s services
Host a kickoff meeting to sketch ideas and evaluate project goals
Deliver Schematic Design Documents are delivered for the owner’s approval which includes floor plans, elevations and perspective renderings
Permit Drawings
Design Development - forming technical drawings for use by building trades and building authorities
Construction Documents - Integrate necessary engineering consultant’s designs, and coordination building systems
Submit permit drawings to the building department
Your Architect can assists the owner to share drawings with potential builders and compare their bids
Construction
Construction Evaluation - Your Architect visits the construction site to see if the construction will meet the design intent when complete
Answering the builder’s requests for information
Certifying payments to the contractor
Review submittals/samples from the Contractor to confirm conformity to the design intent
Communicating changes in the work
Completion
Certificate of Substantial Completion
Final certificate of payment to contractor
